The first six new homes at Brockhall Village are coming onto the market this weekend. Priced from £59,950, these quality two bedroom homes are situated in a private cul-de-sac overlooking the village croquet lawn. Previously used as a bowling green - this beautifully maintained lawn is surrounded by a manicured hedge with mature trees and the stunning view of the river valley beyond. The lawn and all necessary equipment is available, for village residents only, at a modest hourly fee.

The showhouse is open from 9.00 a.m. to 5.00 p.m. seven days a week. Evening visits are also available by appointment. Brockhall Village is situated just north o f the A59 opposite the village o f Whailcy. Brockhall Village offers all the attractions o f rural life together with a degree o f tranquility and security simply not available elsewhere. There is only one road into the village and there is a 24 hour security presence at the entrance lodge. Bowling Green Cottages have been built using the most traditional methods and come with an NHBC guarantee. They have two spacious double bedrooms, an eighteen foot lounge and a fully fitted kitchen. Village development manager, Andrew Bransom, makes the point, “We had jus t finished the furnishing o f the showhouse and I sat down in the kitchen for a cup o f tea. Wc used proper family furniture and there was still

plenty o f room to spread out! Lots o f developers talk about a kitchen/dining room, but this one is real. 1 had left the door into the lounge open and from where I was

sitting ! could sec over the croquet lawn and the river valley out o f the kitchen window and The Nab at Whailcy through the lounge window. It was a magic moment.” Each cottage has an oversized glazed in porch with a quarry tiled floor. In the showhouse, this is used to grow plants, “it adds a lovely bit o f atmosphere to the house” says Andrew “and is quite unexpected from a house priced from under £60,000”. Although Bowling Green Cottages will officially be released on Bank Holiday Saturday, two o f them have already been reserved. Sales Administrator for the village is Nikola Fcamhcad, 21. “ I am about to get married,” said Nikola, “and Chris and I have looked at all the new two bedroom houses in the district. We saw similar size houses in Billington, Ribchcstcr and Clithcroe. They didn’t have the views or security of Bowling Green Cottages but the real clincher is that they did not have the solid feel that wc have here. The range o f kitchens and bathrooms is really good. I cannot put

my finger on one particular thing but this feels like a proper well built house. The price is about the same as Clithcroe and Ribchcstcr but Chris and I both feel that value for money is better here.” Colin Mallctt is a sculptor and already had his studio in Brockhall Village before he decided to buy No. 3 Bowling Green Cottages. “More than anything else the thing that brought me to Brockhall Village was the openness and tranquility o f the place. Even in Clithcroe modern houses seemed to be crammed together on arid estates but there is room to breathe here and there are trees all around us”, said Colin. Andrew Bransom sums up Bowling Green cottages like this, “In all my years in housing development, I have never seen such lovely views from the windows o f a £60,000 house. They are solidly built, without any gimmicks and there is plenty o f room to live comfortably. The heating and insulation arc excellent making them very economical to run. They represent unrivalled value for money.”

THE FUTURE OF BROCKHALL VILLAGE

Brockhall village occupies the site of the former Brockhall hospital which closed in 1993. I t stands on 208 acres of stunning countryside in the Valley of the River Ribble and enjoys magnificent views over the valley to Stoneyhurst college in the north, to Pendle Hill in the East and to the Nab in the south. The westerly aspect is shielded by a continuous belt of natural woodland along Dinckley Brook.

The vision is to build the ideal village of the future in this idyllic spot. Half o f the land will be reserved for woodland and green open spaces and only half will be developed. There is only one road into the village and the opportunity has been taken to make this oasis secure from the problems of the outside world. This high quality environment is unmatched elsewhere in this county and planning permission has been g ranted for 400 new homes in addition tot he 95 existing ones that arc already occupied. As well as lovely homes, there will be room for the right kind o f buildings for commercial use. The prestige o f the development has already attracted Blackburn Rovers, a sports science

clinic, a private children's nursery*1 and the Arts Institute. Other commercial uses that would be welcome would be a first class hotel, a pub, a leisure centre, some offices, a livery yard, a few small shops and a prep school. These is plenty o f room to keep these complementary uses at a distance from the houses. Currently available for sale are six cottages priced from jus t £59,950. Within the next few weeks a selection o f three and four bedroom detached houses will be offered at prices starting from around £100,000 and up to almost £200,000. In the Autumn, some magnificent self-build plots with direct views over open farmland to Pendle Hill will be released.

BROCKHALL AND THE ROVERS

The day that Rovers sold Alan Shearer to Newcastle, every sports journalist worth his salt wanted an interview - and they came to Brockhall Village to try and get one.

Chris Turver, security supervisor was at the entrance lodge that day, “Building their training ground at Brockhall Village, was a real coup for the Rovers,” he says “They have got five immaculate pitches, down by the river, hidden away from public view. Although people who live at Brockhall Village can see them training, it’s my job to keep uninvited

The camera crews started arriving and I put them in the car park outside the front of the village entrance and told them to wait. Throughout the day I kept relaying

He is a real gentleman and was never too proud to kick a ball around with the kids that live here.” Brockhall Village is also home to Science in Sports Ltd. which operates a world famous sports clinic near to the Rovers training ground. Internationally renowned sportsmen and women are regular visitors to the facility with Chris Boardman and other famous cyclists calling in often.
