Cloudfm’s Chief Information Officer Steve Corbett on why technology in FM cannot be effective if it does not reflect human behaviour.


A newcomer to the industry could be forgiven for thinking that FM has benefitted hugely from technology. There can be very few estates of any consequence that don’t use a CAFM system of some type, and few professionals who are not well-versed in their potential benefits.


But, as any FM professional will tell you, CAFM seldom delivers on the promise of advanced, effective technology. While successful players in other industries like finance and retail have learned from disruptive startups, and used digital technology to improve productivity, CAFM has not had this effect. In FM, margins remain thin, costs too high and clients dissatisfied. Despite a proliferation of technology, even some major players remain in a parlous state.


Unlike the startups that have exerted such influence on consumer industries, applications of technology in facilities management are not disruptive. That may seem like a matter of opinion, but there’s actually quite an objective test – disruptive technology is technology

applied in such a way as to displace an old technology, methodology or process.


“The disruptive startups’ principles are simple – a single, mandatory process, automated data capture, appropriate transparency and an engaging user experience.”


CAFM has not done this. Almost all CAFM systems still live alongside paper invoicing, worksheets and other workflow elements.


Truly disruptive technologies enable a new and substantially different business model or process.
