ESOS – A GOLDEN


OPPORTUNITY Freeing up resources by improving efficiencies is also a business- enhancing opportunity that is presented by new legislation on energy management. The first compliance deadline 5th December is fast approaching for the Energy Savings Opportunity Scheme (ESOS) which will affect most large undertakings, typically, companies in the UK that employ at least 250 people or have an annual turnover in excess of €50 million and a balance

sheet in excess of €43 million. Most public sector bodies are excluded, but some, including many universities may qualify.


Comprehensive assessments of energy use and energy efficiency opportunities will subsequently by required at least once every four years. This will require companies to measure their total energy consumption for buildings, industrial processes and transport; identify areas of significant energy consumption, and identify cost-effective energy efficiency recommendations for areas of significant energy consumption.

Managed correctly, ESOS is a golden opportunity to highlight potential energy savings and improve the bottom line.


In addition to ESOS regulations, there are established energy- related requirements for commercial buildings in the UK. An Energy Performance Certificate (EPC), setting out the energy efficiency rating of a building must be obtained when they are built, sold or rented out. Display Energy Certificates and advisory reports are required for buildings with a total useful floor area over 250m2 that are occupied in whole or part by public authorities and frequently visited by the public.


Beyond the legal requirements, monitoring and targeting energy should be integral to any forward- thinking organisation. A planned and cohesive approach to energy management is fundamental to FM strategies and sustainability policies, as is a planned strategy to comply with the new legislation on use of refrigerants. With the ban already in place there is a real urgency for companies who haven’t already done so, to implement policies for change with no delay.
