FM SOFTWARE THE BUILDING INTERNET OF
THINGS (IOT) For those organisations who have the basics well established, the Building Internet of Things is the next frontier. Going well beyond consumer functionality, the Internet of Things will help companies improve their bottom line.
Affordable sensors are now available that can measure the occupancy of a workplace or meeting room minute- by-minute, providing big data for analysis with the right software. As the demand for smarter technology grows, understanding the latest IoT technology is essential in constructing commercial buildings of the future. With the right technology, data collected from smart sensors provides information about what is happening in a space at any point in time, which enables real estate and facility managers to make data-supported, strategic decisions.
For example, the intelligence and connectivity among key building systems - lighting, HVAC, safety and security, and space planning - can enable an entirely new set of monitoring, control, optimisation and autonomy. By tapping into the power of the IoT, commercial building owners ensure their facility is equipped to meet its current and future needs, including the needs of the employees working in those buildings.
In fact, almost 60% of surveyed employees believe they will work in a ‘smart offi ce’ with higher-tech capabilities within the next fi ve years, according to the Dell and Intel Future Workforce Study, conducted by PSB. More than 80% of respondents said technology in the workplace infl uences which jobs they take, and 42% would quit a job that didn’t have up to date technology.

CAPABILITIES WITHIN THE NEXT 5 YEARS
A few examples of how to get started:
• Installing sensors around the building to gather desk and meeting room utilisation is a classic example.
• Monitoring the temperature of bearings of a motor (or pump), so the system can decide to launch an inspection when temperatures rise, before the asset actually fails.
• Installing a ‘were you satisfi ed’ button at the door of a meeting room to get simple and immediate feedback from users without sending and receiving questionnaires through email.
• Installing CO2 sensors in the offi ce to better monitor conditions and provide valuable feedback to both managers and users of the building.
