To address this issue, SFG20 - the industry standard for building maintenance specifications - have launched an innovative tool called SFG20 Resource Modeller. This tool helps maintenance professionals identify resource requirements for the maintenance costs of buildings throughout its lifespan. Users can create bespoke maintenance plans by selecting the applicable maintenance schedules. Variables such as hourly rates and model quantities can be adjusted, and specialist costs included to refine and calculate the annualised cost profile. The tool uses colour-coding to help users prioritise maintenance tasks e.g., red tasks must be completed for compliance with legislation and regulation; orange tasks should be performed to optimise the lifespan of the asset etc. Resource requirements are itemised and calculated in terms of the number of hours and skillsets required, helping companies with budget planning and resourcing. Important areas for budgets to be focused are identified to avoid the risks of non-compliance, helping maintenance teams to allocate funds appropriately. It can also be used for tender estimates, and as a tool for justifying budgets and communicating to stakeholders.
