Many building managers or FMs are looking to manage overall building efficiency, and it is important that they can view chillers as part of a wider system. As a result, they increasingly require the chiller to be easily integrated into the building energy management system (BEMS). When specifying for this approach, it’s important to look for the capability of the chiller to offer common controls protocols such as BACnet, ModBus or LonWorks.


With energy efficiency high on the agenda, 2016 could be a good year to consider refurbishing an existing air conditioning system. It may even be easier than expected, as old chillers can be dismantled and taken out of the building through existing access points to ease disruption. The latest chiller technologies may also make it possible to use existing runs of pipework, reducing replacements costs. Legislation that links energy performance to property value is on the horizon, so it is even more important to consider the long-term


performance of commercial buildings. Replacing an old chiller may offer significant energy savings, and also improve occupant comfort. In the long- term it will almost certainly save on break-downs


and unplanned maintenance costs. Approach chiller specification with efficiency and controllability in mind, and the results will be better long-term performance.
