Here on the bonny banks of the Allan Water, it must be more than just the picturesque appointment that attracts so many prospective home hunters to our patch. But what? The enviable location just North of centre, perfect whether Glasgow or Edinburgh bound, that stunning drive up the A9 to Perth and gateway to the majestic Highlands beyond, quality schools that consistently outperform the majority or maybe just the warm and welcoming community spirit generated by the plethora of activities available to all ages. Whatever it is, Dunblane and Bridge of Allan continue to be a mecca for aspirational home owners and demand routinely outstrips supply.
Right now this lack of supply, especially at the higher end, is stifl ing sales. In a buoyant market properties list, sellers sell, buyers buy and the chain process trundles along. In a stifl ed market owners become wary and hesitant to list for fear that if their property hangs around it may develop a negative image because it hasn’t sold, when in fact, the property is probably perfectly desirable. So, unless it is essential to sell they tend to stay put and sit out the storm, but that is not good for the property market or the economy.
Forced to fi nd alternative access to quality properties, enquiries to Private Sale Agents are on the up, people beginning to see the value in a tailored search and the opportunity to tap an otherwise unseen supply. What has been slower to catch on is the realisation by vendors that a Private Sale may be their least risky and most lucrative method of selling. Discretely test the market without the risk of stigma from a non-sale and enjoy the reassurance that viewings are managed for you and are inaccessible to time wasters. Typically, Private Search and Sale Agents will have a comprehensive list of qualifi ed buyers, serious enough to have paid for the service, and looking for something exclusive.
This demands an agent whose reputation is built on discretion, with a good network and a deep understanding of the local market. Last year, we sourced a property that was, on paper, not what the buyer wanted, but we encouraged them to view. They loved it, bought it and are very happy there - sale established on one viewing, asking price met.
Another buyer, looking for some years, has been aff orded access to properties they couldn’t have found on their own. No pictures, no brochures, no marketing - all achieved as a result of a speculative approach matching their needs to what the property off ers.
This quiet matching of homes to buyers doesn’t aff ect the sale ability of a property because the public don’t see that it’s for sale.
Anything diff erent or special in any way is in high demand and can often command a premium. For properties of £500k and above it’s a zero risk option! Low-key, discreet and potentially profi table: a very British way to buy and sell a house!! Everyone has their price, you’ve just got to start the conversation…
