Holiday Homes
Making the most of your holiday let
THE Bank of England base rate hasn’t increased above 0.5% since March 2009 but the indications are it will and possibly within the next year. Many borrowers have a variable rate mortgage and now may be the best time to secure a competitive fixed rate if you don’t want your payments to increase.
The holiday letting market in the UK has been boosted in
recent years by the increasing number of people choosing to spend their vacations on home shores. These holidaymakers are all looking for something slightly different when they search for a cottage to stay in so there’s a very wide-ranging market out there.
It’s worth noting that the
amount of money you can earn from your cottage rental will depend largely on four factors: location; the number of people your property can comfortably sleep; the quality and comfort of your accommodation; and
whether you want to secure any weeks in the home for yourself.
Anni Kemp, the regional manager for Kent and East Sussex
at cottages4you commented: “Our customers tell us the most important thing for them is a welcoming atmosphere on arrival. Achieving this can be as simple as making sure you provide clear directions and signage as well as a clean and well- presented house. However, making sure the décor and furnishings complement each other and are fitting of the home's character will help impress your guests, as will little personal touches such as greeting them personally and providing a small gift of local produce or flowers.”
But what about the financial implications? How do you know
what price to ask for and what returns can you expect? Anni continued: “Value for money is a huge factor in the popularity of our holidays, so we are committed to making sure that we offer our customers a great deal without hidden extras. Rental charges should always fairly reflect the quality of the property provided, so our regional managers will work with owners to ensure the fees are calculated to maximise rental income, allowing for seasonal peaks and troughs.”
