60/ NOVEMBER 2013 THE RIDER REAL ESTATE: Patience is a Virtue Needed by Sellers

always been successful in selling homes and matching buyers to the right property ..I can vouch for the fact we never know how long it will take.

Rural sellers

believe summer is their best time for a potential buyer to see the property and fall in love but in actuality it is NOT the best time of year to sell a home, especially country. The buyer sees the outside work and mainte- nance and visualizing them-

Another summer ends with the

turning of the leaves, the cooler nights and for most Realtors ..an upswing in the market! Thank goodness as once again we’ve endured another “slow down in the market “summer..for me my thirty sixth summer of slower mar- ket sales and keeping my sellers hope- ful and engaged while waiting for an end to the slower season and hope for an offer. Every time I list a property I

know the sellers are wanting to hear it won’t take long to sell their property but as an active marketer who has

selves doing these labour intensive chores through the summer heat is not a desirable motivation. Fall is the best time for rural prop-

erties as there is nothing nicer than the crisp air, glorious colors and beautiful days of Indian summer to make a per- son feel good about mowing lawns, trimming hedges, riding horses and raking leaves. It is a difficult task each summer

for me to want to have time for myself and my family as the days are long and hot but the sellers are constantly need- ing reassurance that we are advertising

Halton, Peel & Surrounding Areas

everywhere, promoting their properties to the limit and are doing double duty at Open Houses even when there really aren’t as many buyers looking. They really believe the slower traffic through their homes is a lack of work on their Realtors part , which is entire- ly untrue. When we do get showings the

buyers are prone to dragging their heels about making a decision , often because they have their children at home for the summer so it’s not a good time to list their own homes to sell in order to buy another and they also have vacations planned and realize with things being slow they can take their time to make up their minds about a purchase. Our sellers go off for their own

vacations as well but feel abandoned if their Realtor takes a week away. Their idea of not enough being done really escalates and they become very dis- couraged at the lack of interest in their homes. I am so happy when fall comes

and we start getting sincere lookers and offers start coming in on properties which have sat all summer. Faith is restored, the sellers are smiling again.

We are still working our long hours but finally something is materializing from our efforts. Fall is my favorite time of the

year but in my chosen career as a Real- tor it really has become a time to rejoice in the end of a thankless sum- mer and gives thanks on Thanksgiving Weekend for a successful close of yet another year.
