Is your home ready for market?

WHEN selling your home, presentation is everything. You may have spent many years personalising your home to reflect your tastes, but when marketing your property you will need to consider how best to appeal to the majority of buyers – and what works for you may not work for anyone else. Home staging, sometimes

referred to as property presentation, is becoming more common as the housing market is ever competitive and owners want to achieve the very best price for their home. Home staging

expert Carol Filby’s advice: “Home staging is the final hurdle in preparing your home for sale. When you stage a home you take the home out of the house and depersonalise it. Staging is not about decorating, nor is it part of the design and decorating industry. Staging removes much of the personalisation so that the buyers can envision moving into the space. People will not purchase a house until they can see themselves living there – something that is hard to do when the house is full of the owner’s furniture and belongings. Here are a few simple tips

for home staging: 1. Clear all the day-to-day

clutter from the surfaces and deal with the small DIY repair jobs you may have been putting off for a while.

2. First impressions last, so

pay attention to the entrance to your home and make it as welcoming as you can. 3. Create the vision of

space and reorganise the layout – it doesn’t have to suit your needs, it just needs to maximise the space you have. 4. Improve the ‘wow’ factor

by adding lifestyle accessories. Simple things like putting out fresh white towels in the bathroom, adding some potted plants

around the house and opening some windows to allow fresh air to run through the home can all help make an excellent impression. Knowing how to conduct a

viewing can also be a valuable sales tool and improve your chances of gaining the maximum asking price.

Finally, if you are staring at

your lounge, kitchen or any room in the house and struggling to think where to start, consider calling in some professional advice. If it means you sell your property fast and for a good price you will be very glad you did. Editorial supplied by Kent Build & Interiors
