BACKGROUND


Digital Realty held its initial public offering in November 2004. At the time, its portfolio of 24 properties consisted primarily of those contributed by a private equity fund: GI Partners Fund I. Upon GI Partners’ selection, CalPERS provided a $500m equity commit- ment to GI Partners to invest in technology-related real estate and technology operating businesses. In addition, CB Richard Ellis Inves- tors, a subsidiary of CB Richard Ellis and members of GI Partners’ management provided a commitment of $26.3m. Digital Realty ranked among the top four REITs in 2011 with a total shareholder return of 35.4% and has been regularly recognised as a leader in REIT performance.

Buy-to-suit includes complete real estate and acquisition services for customers. Colocation – Combination of flexible data centre space and high-touch services. RECENT DEVELOPMENTS Digital Realty has recently completed the acquisition of a three- property data centre portfolio located in the greater London area, referred to as the Sentrum Portfolio, during Q4 of 2012.. The port- folio comprises approximately 761,000ft2


across three data centres


located in Woking, Watford and Croydon. The purchase price was £715.9m (equivalent to $1.1bn) – subject to adjustment in limited cir- cumstances and to additional earn-out payments based on a multiple of the net operating income from the lease-up of currently vacant space in the portfolio in the next three years.
