THIS ISLAND HOUSE THIS ISLAND HOUSE THIS ISLAND HOUSE
“. . . normally see the worst side of a house being on the west side. Tat’s caused by weather and high salt seeping into unsealed concrete. It gets a high-salt content just from the everyday el- ements. And after a rainstorm, salt will seep into the con- crete, especially on an ocean or water side.”
lJohn Mann, president All Keys Construction
CR Can you reuse the forums or are they custom made? JMBecause we are replacing things that are in place and are actually having to build forums around the existing structure, they normally are custom made for each application. It’s not like building a brand new house to where there is nothing built around it.
CRWhat are some of the worst condition buildings that you have ever seen? JMA complete floor in a house sunk about four inches below the baseboard. We fixed it by the process of pump jacking. We drilled holes in the slab, pumped concrete under the concrete slab that jacked it up to it’s original height, and then plugged the holes. We had to lift the slab four inches throughout a 1,500 square foot house and used about 22 yards of concrete.
CR Do you know how much concrete you are going to end up using when you do the process of pump jacking? JMNo, you don’t. When you bid,
you have to let the owners know ex- actly what they are getting into, and it is not an easy fix. Before you can start the process you have to remove all contents out of the house, cover all the walls and ceilings, and pro- tect all the windows. Tere is a lot of pressure in the concrete hoses that are being used to jack the slabs up.
CR How do they generate the pres- sure for the concrete? JM Te actual concrete pump that we use generates enough pres- sure and actually lifts the slab up.
CRWhat kind of pump is it? JM Te one we had was just a 2,500 PSI pump, and it had a smaller two-inch hose than a three- inch that you would see in a normal construction pump. It is an amazing little system. It was actually the sec- ond time I used it, and it worked perfectly. It made me a believer out of it, because it definitely is the way to go.
