Carlos Rojas | CR: You do almost exclusively concrete work, correct? John Mann | JM: Our company is actually geared up for concrete and rough construction. Ninety- five percent of our line of work is concrete restoration which seems to be a nonstop industry. You have to always stay on top of the products and the knowledge in order to stop this corrosion issue.
CRWhat products do you use? JM We use a needle gun or we replace the steel completely, zinc coat it, and then use a 7,000 PSI concrete for patching.
CRWhat happens to the concrete that is below grade? JMNormally, spalling will stop two feet underground where the oxygen is not getting to the steel and deteriorating it as quickly. So in order to stop the spalling issue on a column, we would have to go at a maximum depth of two feet under grade. On grade and above grade is a completely different story.
CR I get several clients like this who have a concrete stilt house right on the water, particularly on open water, and the columns right
along the water deteriorate after a few years but the ones on the street are not too bad. Tey do show some signs of wear and spalling, but the ones in the front are just toast. Tat direct exposure makes a big difference, doesn’t it? JMIt sure does. We also normally see the worst side of a house being on the west side. Tat’s caused by weather and high salt seeping into unsealed concrete. It gets a high- salt content just from the everyday elements. And after a rainstorm, salt will seep into the concrete, especially on an ocean or water side.
CRTat has to be hard work fixing all that stuff. JMYes. We remove it by cutting the beam out, splicing in new steel, priming that steel with a zinc coating, and forming and repouring using a 5,000 PSI with corrosion inhibitors. Tat works to stop the further deterioration of that beam. Nowadays, most of the repairs that we get into are replacements. We evaluate the severity of the repair, and usually if the crack runs the length of a beam or column or two cracks or more, we advise the client to just replace it so that they do not have future problems.
