City offers help to first-time homebuyers
Low income residents who are trying to gather enough funds to purchase a home could qualify for help through the City of Carlsbad’s First-Time Homebuyer Program.
This program is designed for people who have good credit and some money to put down on a new house, but need a little boost to get them over the final hurdle. The program provides up to 5 percent of the purchase price of a home to help cover closing costs and a down payment, with a maximum of $20,000.
To be eligible for the program, households must meet certain income requirements.
Applicants will need to demonstrate that they can comfortably make the monthly payments to qualify for assistance. Applicants will need to take a first-time homebuyers course, and then sit down with an expert who will go over their application and counsel them on what they can afford.
Although it’s called a “First-Time Homebuyer Program,” previous owners can qualify as long as they haven’t owned a home within the past three years.
The program is administered by Community HousingWorks, a local nonprofit that works with the city to administer the program, and the funds are made available by the U.S. Department of Housing and Urban Development.
