ACPT’s carbon accomplishment also fits into a wider narrative. As of late last year, some of the world’s biggest economies such as China, Japan and South Korea had announced their commitments to decarbonise and have pledged to become partially or fully carbon-neutral by mid-century. America’s re-entry into the Paris Climate Accord will also lend more weight into encouraging individual country’s efforts to meet greenhouse gas emission targets. Owing to these trends of climate change acceptance, governments around the world have incentivised research into technologies to reduce energy consumption as well as to acquire it viably from renewable sources. Doing so allows these technologies to become more affordable for developers to implement them within their properties. This will help change attitudes for developers who presently need to spend an additional 10 per cent of the total construction cost to implement Green technologies4


. Arthaland did not receive any government aid to offset the additional


costs. It believes that real estate developers have a responsibility to develop sustainable projects for the betterment of the people and the environment. According to vice-chairman and president, Jamie Gonzalez, “We build sustainable developments through higher efficiencies in our operations and, more importantly, through a mindset that these costs represent an essential investment in ensuring that our future generations will enjoy a clean and healthy environment5


.” In addition, Arthaland has committed to net zero


carbon operations in its entire portfolio by 2030, along with other major corporations by the World Green Building Council6

ACPT has the second-highest rental rates in the city and has been fully leased by 2020. The much sought-after development therefore ensures a stable revenue stream for Arthaland. Tenants, too, will enjoy cost savings through lower utility bills as a result of Arthaland’s sustainability initiatives. As a testament to this sustainable and viable approach to business, the developer continues to grow its portfolio with two other projects, namely Cebu Exchange and the Savya Financial Centre, which are both designed to be carbon-neutral too.
