Rethinking traditional models
Industrialisation presents an opportunity to rethink traditional delivery models by bringing key design decisions forward and enabling greater certainty earlier, reducing late stage design changes. Early engagement with contractors, specialists, and the supply chain, often from RIBA Stage 2, is critical to test feasibility, ensure buildability and secure the programme duration. A well-crafted programme underpins successful project delivery, driving profitability, supporting risk management, and ensuring timely completion, but it relies on the right tools, strategies, and early stakeholder alignment. MMC supports this by reducing weather delays, easing labour constraints, and providing data-driven lead times for shorter, more predictable programmes. By factoring in early consideration of MMC into our programmed activities, we are able to integrate Design for Manufacture and Assembly (DfMA) principles before detailed design, making them integral to design intent rather than a later change. IC’s early and collaborative decision-making model enables the proactive mitigation of risks inherent in traditional delivery models, minimising disproportionate risk transfer, and achieving early alignment with Building
Safety Act Gateway 2 requirements. The NHP’s Hospital 2.0 (H2.0) takes early- stage planning a step further, unlocking programmatic design and delivery efficiencies through a standardised, industry-leading template design and integrated kit of parts, underpinned by sustainability and long-term adaptability. H2.0’s pre-designed structural and non- structural components use repeatable geometries, pre-tested for spatial coordination, ready for fabrication at pace, reducing complexities, risk, changes and cost, with each fabricated product accompanied by its own ‘digital twin’, stored for future maintenance records. While MMC solutions can attract a cost premium, depending on site, system, and volume procured, greater investment and adoption through programmes like NHP will help develop workforce capability, drive standardisation, and increase market competitiveness. Although higher levels of design input may be required upfront, MMC has consistently demonstrated significant reductions in construction programmes, alongside known improvements in health and safety, sustainability, and embodied carbon performance. When considering the cost of MMC, we need to consider the value of earlier completion and commencement of its core function within the economic case.
In the long term, wider adoption of MMC has the potential to strengthen industry resilience, support economic growth, and equip the next generation of construction professionals with the skills needed for a more modern and efficient built environment.

lasting value The evidence for MMC is increasingly difficult to ignore as IC has become mainstream within many parts of the UK market. Within the healthcare sector, MMC-integrated projects regularly deliver significant benefits. At Poole Hospital, a hybrid Category 2, 3 and 5 MMC approach enabled the new theatres block to be completed 14 weeks ahead of programme through early collaboration and strong trust between the design team, contractor and specialist suppliers. At Royal Bournemouth Hospital, Category 5 MEP assemblies supported efficient installation and delivery against demanding timelines. Meanwhile, a 450-bed critical care facility in Cwmbran, Wales, utilised Category 2 and 3 MMC solutions to achieve a 42-week programme saving, approximately 23 per cent of the overall schedule, while opening defect-free. Across the healthcare sector, MMC suppliers are consistently delivering facilities faster and more cost-effectively. These projects demonstrate that MMC is no longer a theoretical aspiration, but a proven delivery model delivering measurable improvements in programme certainty, quality, productivity, and value. By capturing and applying lessons learned at scale, major programmes such as the NHP can deliver significant and lasting value across the UK through industrialised construction.
