In each issue we ask an FM professional the Tomorrow’s FM 10 Questions. This month we spoke to Christian Berenger, Managing Director, Ezitracker.

WHAT WAS YOUR FIRST JOB? During college I wanted financial independence and therefore sourced a Saturday job in a high-end men’s clothing shop, I believe this gave me the wear-with- all to feel confident interacting and conversing with anybody, as well as meeting revenue and incentive bonuses set. This quickly morphed into a 20hr/week role which I fitted in around my studies.

HOW DID YOU GET INTO THE FACILITIES MANAGEMENT INDUSTRY?


By accident! I have always worked in the workforce management field and a huge proportion of our client base were typically within the manufacturing sector. However, my company saw a huge shift in 2008 for the monitoring of temporary or remote workforces in the facilities management, contract cleaning and agency temporary staff.


WHO, IN ANY OTHER INDUSTRY, DO YOU MOST ADMIRE?


I personally admire an old school motivational speaker called Les Brown as he talks about his own failures and how he overcame them, intertwined with humour. I also admire my mother whom I have been fortunate to work with. As a commercial accountant she has taught me an immense amount and I owe my commercial acumen to her.


IF MONEY WAS NO OBJECT, WHAT CAR WOULD YOU BUY?


I have been fortunate in recent years due to the sale of my business in 2016, whilst not planned and somewhat acrimonious at the end, it has allowed me to live comfortably and invest wisely – I therefore drive a custom Range Rover Sport in the week and a Ferrari at the weekend.


HOW WOULD YOU IMPROVE THE FACILITIES MANAGEMENT INDUSTRY?


Innovation, it amazes me how many organisations with thousands of employees utilise rudimentary and manual processes for workforce management, HR and payroll. By embracing technology, information can be presented quicker, allowing businesses to make informed, proactive decisions, as opposed to reactive ill-informed decisions.

WHAT DID YOU WANT TO BE WHEN YOU WERE GROWING UP?


My parents tell me a bus driver! However, I studied Building Management at college and Building Management with Architectural Streams at University with the hope to become an architect with a true understanding of construction methods.


Due to mitigating circumstances, I ended up running the family business due to my father’s ill health before entering the workforce management industry.


IF YOU COULD HAVE A SUPER POWER FOR A DAY, WHAT WOULD


IT BE AND WHY?


Invisibility, primarily as I’d like to go to Area 51 and see exactly what goes on there!

WHAT DO YOU THINK IS THE FUTURE OF THE FACILITIES


MANAGEMENT INDUSTRY?


The facilities management industry is going to broaden in its already broad services – I believe there will be a clearer demarcation between hard and soft facilities management with those procuring the services having much greater visibility of the procured services through technology.

WHAT IMPACT WILL AI HAVE ON THE FM


SECTOR OVER THE NEXT 10 YEARS? We are already seeing AI encroach into the facilities management industry. Through our HR partners MHR with their ChatBot and People First solutions – simple requests for holidays, expenses logging, messaging can now be provided by using AI.


It will take several years for AI to have a main stream application in Facilities Management and will take away the burdensome simple process and requests from businesses that employ thousands of remote workers.
