Or on a more granular level, when considering equipment present in a variety of sectors and buildings such as an air handling unit, FM teams using BIM are able to suggest a slightly different arrangement to its specified output that should make maintenance easier over a prescribed length of time. Similarly, most FM teams will also have experienced difficult to access (and therefore maintain) fire dampers, but by engaging FM teams in BIM during the early design stage, these challenges could become a thing of the past.


FM teams can use BIM to can improve existing operational activities. They can focus on issues in their workflow that are significantly impacting efficiency and productivity. If the issue is tech-related, examine whether existing digital solution can be modified to resolve the problem; if it can’t, new digital products will need to be a consideration.

with a BIM provider, ensure they talk to you clearly about BIM, without jargon. Make sure they fully understand your requirements, your proposed work processes, and have them test their digital solution on your real-life workflows and data before you commit to their service, rather than just testing examples.


When you have selected your new digital solution, start small and implement it on a couple of projects first before carrying out a full-scale deployment. This will give you better control of any change management and IT issues that may crop up.


For successful change management, engage with FM teams from the outset. Have them advise on any workflow problems that exist and consider their suggestions about how they could be fixed. If a new digital solution is required, ask your teams for a list of technical functionalities that are essential in the new system.


Ensure that team representatives participate in evaluating and selecting the appropriate digital solution that will allow them to determine the most suitable BIM provider and product. Carefully consider your teams’ feedback and communicate the reasons why particular products have been selected. Thorough training is essential to ensure FM teams are able to make the most of BIM technology, thus ultimately improving processes for facilities managers.
