Facilities management companies are facing mounting pressure from clients to manage and use building, asset and work data to meet multiple objectives.
Delivering better customer service, improving transparency, enhancing cost efficiency, improving billing speeds, enabling transformation, providing asset lifecycle costing and understanding and reducing environmental impact, are just some examples of demands facing facilities managers today.
Having a comprehensive model that integrates, manages and receives asset data in real-time, and can adapt according to changing requirements, is critical to meeting these escalating client needs; giving FM businesses the insight to improve service, drive down costs and improve productivity.
Data in silos However, all too often this data insight is of limited value to a facilities manager. Information is frequently siloed in separate and fragmented IT systems that have been poorly implemented for a variety of reasons, including budget restrictions, separate department or company purchasing decisions, and other legacy or historical reasons.
Enterprise Asset Management (EAM) solutions have been developed to enable data on all assets to be brought back together into one system, enabling everyone in the business to have access to real-time information on all assets. This information can include data on all maintenance work, inventory, and supply chain management; and can also be extended with mobile apps to provide the benefits of EAM to your field workers.
Increase efficiency and reduce costs By having good business process design to meet your business strategy, combined with a solid and supportable solution configuration, EAM solutions delivered via the cloud for flexibility, can reduce operational costs by up to 30%. Receiving real-time data on all company assets whether that’s a potential issue with the equipment, a stock request, or a predictive maintenance alert, EAM systems ensure assets are used more effectively and extend the life of the equipment. Eliminating paper-based processes also reduces the risk of human error and helps keep organisations fully health and safety compliant.
There are a variety of EAM systems available, varying in functionality and cost. For larger organisations it is unlikely that any recently established EAM system will have the range of functions that they need. Any organisation which needs to incorporate legacy systems or data, will need a well-established system, in order to be sure that they will be able to import their data.
EAM systems such as IBM Maximo, which is used by eight of the 10 largest UK FM companies today, manage complex FM processes in a single application. They support maintenance planning and scheduling, with tools ranging from graphical assignment planner through to fully optimised scheduling, to match the maturity and scale of the organisation. EAM systems can include work order and supply chain functionality to manage work seamlessly between contract and direct workforce - ideal for FM businesses who typically contract- out much of their work.
If you have BIM data for a building, this can be added to your EAM system, so you can use that data in the maintenance of assets for decades to come. This results in better maintained buildings, and reduced costs over the asset lifetime.
