wellbeing have been considered heavily as part of the design. This impacted everything from number of bikes we can accommodate in the bike store, to the VOC emissions from the paint used.


When we took the building on, it had two large electrical supplies. One was solely to power the old mechanical systems and the other was for everything else.


By upgrading the HVAC and other systems to modern standards, we were able to consolidate the whole building onto one electrical supply


It’s great to see how mechanical systems are becoming more energy efficient as the technology develops.

: Were there any unexpected hurdles during the refurbishment


process? How did you overcome them? Change management is always challenging in a live environment - but bespoke is core to our offering and can't be avoided! We change desk layouts, soft furniture selections etc on incoming tenants' request.

We started furniture procurement eight months before completion, and the first client(s) signed around four months after that.


To overcome this, we designed changes within our procurement process, to make sure we didn't procure wastefully.


Q: How do you ensure the spaces you design are not only beautiful


but genuinely enhance productivity and wellbeing for tenants? We spend a lot of time speaking to our tenants about what they need in an office space and get the basics right.


Very simple one, but every room has its own AC controller – they don’t have to wait for us to control their heating and cooling. It's not good for anyone’s wellbeing waiting for the cooling to kick in during a heatwave.
