Principle Cleaning Services lets us know how they operate at London’s One New Change location.
One of London’s most prominent pieces of real estate, One New Change, is a 560,000 sq ft mixed-use development comprising 345,000 sq ft of first-class office accommodation and 215,000 sq ft of high-end retail space and restaurants, owned by Landsec. Situated next to St Paul’s Cathedral in the City, it attracts over 12m visitors a year.
Spread over eight floors, the site has both covered and open-air areas with a large amount of stone flooring along with escalators, glass, and a very busy loading bay. The retail space is open 24 hours a day with restricted access, and normal opening hours for the units are 7AM until 10PM, with restaurants open until 11PM and the roof terrace for the Madison Bar until 2AM.
Principle began providing its services to One New Change in April 2016 as a seven-day a week operation. The company has a 26-strong team at One New Change, with a team of 13 dedicated to the retail space who cover daytime shifts from 5AM until 8PM. Principle works closely with other service partners to create a ‘one team’ culture and ensure its high standards are delivered and maintained daily.
The cleaning operation involves washrooms, lifts, metalwork, walls, doors, signs and posters, glass, windows, mopping and sweeping floors and cleaning York Stone in the retail areas including the roof terrace. In addition, Principle is responsible for litter picking, waste removal and the removal of chewing gum.
There are some challenges to keeping such a high profile and busy environment spotlessly clean. The high visitor numbers throughout the site impact the cleaning regime, whilst weather and seasonality play a huge role in how busy it can be throughout the day.
For example, when tourist buses arrive in the area this brings a high influx of people at the same time, impacting on footfall and washroom usage. Escalators are in constant use. The late-night bar means it’s hard for the team to keep the floor free of spillages and they have to be clean

and ready for opening the next day. Lunchtimes can be exceptionally busy – particularly on market day – and the on-site team also have to deal with cleaning issues for the back of house areas.
In addition to a large amount of glass to be cleaned, external window cleaning can also be a challenge with a significant out of hours requirement. Voids and atrium areas are also cleaned at night to avoid disrupting the retail units.
Sustainability has always been at the forefront for Principle. At One New Change, the company orders consumables once a month to help reduce its carbon footprint. It also uses chemical-free, environmentally friendly cleaning products and, with the support of its waste management partner, separates waste to increase recycling, working alongside the retailers to ensure any waste is disposed of correctly – including food waste – and encourages the reuse of materials wherever possible. Principle also promotes cycling or walking to work for its team.
Principle has also driven forward technology and innovation at One New Change. Through its PCS Connect system, Principle is able to use data to provide cleaning operations for the site’s washrooms that match visitor usage. In addition, the company’s ‘Drop Marking’ technology enables the window cleaning team to accurately record how long each drop takes and provide a real time record of the progress of scheduled window cleans.
Landsec has embraced Google technology, which Principle uses as its primary operating platform. It also uses a number of apps that provide a fully documented audit trail and sign-off process. This enables real time communication and the provision of daily cleaning and building audits via its cloud-based, bespoke ‘YourPrinciple’ portal.
Principle and Landsec won a Golden Service Award for the ‘Shopping Mall under One Million sq ft’ category with One New Change.
