PUBLIC REALM With large scale

developments taking place across the town centre, public spaces are also undergoing a transformation to create a high quality, welcoming environment for visitors.

To complement the new leisure and housing developments, the town centre public realm scheme will enhance the overall visitor experience by improving gateways and entrances into the town and providing a strong sense of identity. Along with opening up the riverside areas which will create a key focal point, plans are underway

will overlook the river and comprise 44 council rentals and 28 homes for sale.

Work is already underway for a £34million housing project which will see over 170 homes built across three sites in the town centre.

As the scope for the town centre’s leisure, education and employment usage increases, the council is keen to invest in social housing to support a new influx of residents and growing population.

Although there are many apartments for sale and rent in the town centre, there are relatively few houses or social housing. The three sites will transform disused former industrial areas and will consist of a variety of property types to suit a mix of residents, from first-time buyers to downsizers, key workers to families. Across the road, replacing the old Millfold House business units, will be Millfold Rise, with 31 rented and 14 sale properties. On the corner of Wellgate and Hollowgate where Henley’s Garage once stood will be Wellgate Place with 23 rented apartments for the over 50s, plus 31 homes for sale. Almost half of the new sale properties will be shared ownership homes, whereby prospective buyers

to create new pedestrian routes navigating from Forge Island to Effingham Square and beyond. When the Minster Gardens were developed in 2011, the appeal of this area improved greatly, bringing with it a revived use in the Imperial Buildings. The Masterplan hopes to mirror this throughout the rest of the town centre creating attractive public realm and transforming grey to green. Work has already begun on phase one of the plans on Bridgegate, College Street and Frederick Street, with old planters and seating removed in areas which can be prone to anti-social behaviour. The works will also incorporate new paving and lighting aimed at improving lines of sight and giving a brighter, modern feel to the area.

can purchase a percentage of the home and pay rent on the rest, with the option to staircase up to full ownership. Work on all three sites is being delivered by Wilmott Dixon with the first homes available by next autumn and the entire scheme finished in spring 2022.

The council housing project also runs parallel with private investment into the former Westgate Plaza site which is being redeveloped into high-specification flats.
