A project to provide stylish housing By Sophie Morbey, Company Director, Louise Lewis Property Limited


Property development isn’t new to me but after branching out on my own, I have had to learn how to manage the projects without a business partner. I have a portfolio of properties in both Plymouth and Wales – mostly buy-to-lets. However, I wanted a new challenge and decided to take on the HMO (house of multiple occupancies) market. Important aspects to consider when


purchasing a shared house is the market and the area. I was interested in the professional market and started looking at houses close to the Dockyard and near main transport links in order to attract that particular client. After viewing what was on the market, I found


the property on Pasley Street and knew this would be the perfect fit for what I wanted to achieve. My project manager and I went to asses


what work was necessary to get it to the standard I imagined. Soon after, Pasley Street was bought at auction! The development process commenced immediately after the sale was complete. Anyone in property, or just in business in general, will understand the late nights and hard work that goes into any project, but I was happy to put the hours in with my team to achieve the results in the time frame I needed. I used all local tradesmen who I have now built fantastic relationships with – in fact, they are all now working on my second project close by. Pasley Street is now complete and already


welcoming new tenants! The home now has five spacious bedrooms with the beautiful high ceilings and large bay windows which you find in


Victorian houses. Two of the bedrooms have been converted into en-suite rooms, offering the complete package for those who value their own space. The property refurbishment is complete with a modern, Scandinavian theme (pictured above). The property is fully furnished with premium furniture and I have even added small touches with the soft furnishings. The rooms in this new home are perfect for those working in the area, purely as they do not need to bring anything with them. Sometimes projects seem impossible until


completed. This three-bedroom house brought us many challenges but we overcame any hidden obstacles and I am very proud to have a high- end premium HMO as part of the Plymouth portfolio.
