As some of you may know I absolutely love rugby! When I was younger, I used to play (Flanker) and my dad still coaches locally. The Six Nations are back on the TV and I couldn’t be happier!


I am quite pleased however that I am able to watch the rugby from the comfort of the sofa as the weather doesn’t seem to be getting any better and it’s still freezing!


The housing market however seems to be warming up nicely, with new properties being added to the open market for sale on a daily basis and new sale and purchase transactions coming through the door thick and fast.


Selling or buying can seem daunting so here are a few hints and tips:


If you are Selling:


• Make sure that all your paperwork is to hand; Boiler Service, FENSA certificates, Planning Permissions, Building Regulations, the Deeds etc.


• Enquiries will likely be raised by the purchaser’s solicitor. This is very common and something we can help you with.


• I would strongly suggest you don’t agree Completion dates or book removals until the purchaser has received their search results, signed the relevant paperwork and are in a position to proceed. This will hopefully avoid any disappointment or financial loss.


If you are Purchasing:


• Get your finances in order - have your offer in principle from your lender to hand before making an offer on a property. Once your offer is accepted inform your lender and arrange your Mortgage Valuation as soon as possible. Make sure that any other funds you require are accessible.


• If you have any queries / questions just ask! As the matter proceeds, we will send you copies of any documents prudent to your purchase.


• Before agreeing a date for completion, make sure you are in a position to proceed and there are no issues which may delay matters.


In the meantime, I am off to find some half time snacks for the rugby!
