I’ve had three Estate Agents come and value my house and they have all said around the same price. All are willing to do me a ‘good fee’ so how do I choose which one to use?

In a market where there are less properties coming up for sale, estate agents tend to revert to age old tactics of over valuing and cheap fees, but this does not help a seller. I know everyone wants the best price and a good deal, but so many homes sit on the market for months on end because the estate agent wasn’t giving the best advice.


Choosing a good agent is massively important to the moving process and if that means paying a bit more or a slight compromise on the marketing price then that’s a choice you really should make.


One of the best ways to choose is recommendation – ask friends, family, work colleagues, etc. A strong recommendation usually means the right choice.


Visit the offi ce of the agents you’re thinking of using – why not pop in and see them in action? Is it busy, is it well staffed, do all the staff work well together? (After all, you want the whole team to help you move).


How good is their internet coverage? Are they on Rightmove, Zoopla, Primelocation, etc? What about the social media side of advertising? Do they use Facebook, etc? Over 90% of estate agent enquiries come from the internet, so it’s essential that the one you choose gives the best coverage.


Do their photos look good? Look on their website and look at the homes they have for sale. Do you like the way they show them off? Rightmove claims that a property with good quality photos increases the enquiry levels by a third!


How good is their knowledge of the local area? Buyers move around and you need your agent to know the area your home is in (sounds obvious, but there’s nothing more frustrating for a potential buyer when they ask a question about the local schools and get a blank stare as the reply!)


Do you feel they would do a good job for you? This may seem like a strange question, but the moving journey takes many months and you need help and guidance throughout, so you have to feel comfortable and confi dent that the agent you choose is going to do all they can to make sure you achieve what you set out to do.


By asking these questions you should come to an answer that will see you moved.
