Energy Performance Certificate in rental contracts
To make a rental contract valid it only needs a printed version of the Energy Performance registration receipt to be included, proving the certificate has been registered, and not the complete EPC.
Without this you could potentially be fined for not having your EPC available if you were to have any disputes with the tenants.
The EPC is the same document for selling as it is for renting. If you’re thinking of leaving your EPC until a sale has been agreed, be aware that organising an EPC in a hurry or panic could incur much higher fees by companies taking advantage of the situation.
An EPC is valid for 10 years and the same electronic copy (along with registration receipt) can be used as many times as necessary. More often than not, you don’t even need to print a hardcopy, simply email a copy to your solicitor, agent, buyers or tenants. The complete process has been designed to be electronic for this purpose.
