Building information modelling (BIM) is becoming increasingly important in the UK construction sector. PAUL REEVE of the ECA outlines the essentials of this integrated project delivery process


B


uilding information modelling (BIM) is a process, not a technology. BIM certainly relies on technology, but there is far more to it than ‘souped-up 3D CAD’, and it can be more usefully considered


as ‘integrated project delivery’. During the BIM process, a construction project team and the client collaborate around a shared design so they can identify and communicate effectively about design and construction and, increasingly, about building use. This level of communication is achieved through the creation, collation and exchange of shared 3D models that have valuable building data embedded in them. The main reason that everyone is talking about BIM is that the government, as a lynchpin construction and maintenance client, told the industry in its 2011 Construction Strategy that it wants to apply ‘Level 2’ BIM to its building procurement by 2016. The Construction Strategy states that ‘government can derive significant improvements in cost, value and carbon performance through the use of open, sharable asset information’. Based on this, the strategy seeks to harness several flagship procurement initiatives*, including BIM, to win a 20 per cent saving in government construction expenditure. So how can BIM help to achieve such a


saving? Currently, too many clients and their suppliers still waste money as they shuttle design proposals between the consultant and the supply chain, and re-work what is built or installed on site. Too frequently, a design will not take account of basic practicalities, such as coordinating M&E installation. A new report from the All Party Parliamentary
