play. As a large user of energy in a building, heating is a common starting point for energy saving measures. And with many older non-domestic buildings relying on commercial boiler plant for heating, replacing old or inefficient models with condensing boilers could be just the cost-effective solution required for compliance. Why? Even when well maintained, old non-


condensing boilers will achieve just 70% efficiency at best. Condensing boilers deliver the highest efficiencies of all boiler technologies of up to 97% gross. As a result, they offer huge potential for energy savings, as independent studies confirm. Reports by the Green Construction Board and the Sweett Group for the Investment Property Forum (IPF) both list condensing boilers and controls as low-cost effective measures to lift the EPC band of lower rated properties.


Maximise performance


However, good design is central to achieving the best efficiencies from condensing boilers – especially on older systems. In existing buildings where the radiator circuits have been designed for 82°C flow and 71°C return temperatures, condensing boilers will struggle to fully condense. Lowering the flow and return temperatures to 70/50°C or even 60/40°C will resolve this issue. This is because condensing boilers operate most effectively at lower return temperatures of up to 54°C (dew point) where they can recover both the


sensible and latent heat from the flue gases. Adding controls is equally important to maximise boiler performance. Time and temperature controls help boilers operate more efficiently, while weather compensation controls enable them to adapt to the fluctuating demand according to the outside temperature. On a multi-boiler cascade system, adding a sequential control ensures that the boilers operate effectively and reliably, rotating the lead boiler and lengthening the serviceable life of the boilers. Fully integrating the heating controls with the Building Management System is essential to maintain optimum boiler performance. Finally, it’s important to take sufficient time to


carry out hydraulic, combustion and controls commissioning as this is central to achieving the required high efficiency operation.
