HOMEBUYERS are being urged by the Royal Institute of Chartered Surveyors to make sure they are as fully informed as possible before committing to a purchase. RICS North-West residential

spokesman Mr John Halman, of Gascoigne Halman estate agents, says: “Before you commit to a property purchase, buyers should consider the benefits of the RICS Homebuyer Report - an easy-to-use ratings guide which will be completed by a qualified member of the RICS. TTie report will outline anything that, in the surveyor’s opinion, needs to be dealt with or that could affect the value of the property. “The fact that the homebuyer

AFTER 40 years in the construction industry, builder John Bayes has won a top award - thanks to the recession. The Contracts Manager with Keepmoat

Homes North West thought his chance of winning an NHBC accolade had passed him by until the credit crunch. Asked to step down and become a Project

Manager again as work dictated Jolm (61), from Bolton, took charge of the company’s Pennine View site at Burnley. And it was his work here which secured him an NHBC Pride in the Job Award. He will attend the presentation ceremony

in the autumn and discover whether he will also win a Seal of Excellence or become a North West regional ivinner. He said: “While I was a site manager I

always wanted to win this award and felt like I was in with a chance a couple of times but it never seemed to happen. When I moved into contracts management I really thought my chance had gone. “Then, with the recession, the company had to shuffle people around and I found

gas, water, heating and drainage services that can be seen will also be looked at - but not fully tested. “In order to help describe the

condition of the property, the surveyor will attribute condition ratings to the main elements of the building and the report will be colour-coded for clarity and to ensure any problems with the con

dition of the property are clearly highlighted. “So, the message is - before

you take the plunge and make a property purchase, make sure your dream home isn’t a nightmare in disguise. “Surveys such as the RICS

Homebuyer Report are there to ensure you are fully informed on

all important issues surrounding the property, so make sure you have access to all the right infor mation before you buy and read it thoroughly. “Ultimately, this could prevent

any nasty shocks and unexpected expenditure following completion of the sale.” .

Big Open House Weekend

BUYER demand in the North West and the urgency for many to complete the purchase of their new home before the end of the year has led to hundreds of homeowners to sign up with Bridgfords to take part in the UK’s largest Open House Weekend. To be held on the 18th and 19th September,

over 11,000 properties have been registered to take part in the open house weekend across the UK, with hundreds of properties from across the North West opening their doors to potential buy ers to visit over the weekend. Mark Alcroft, Managing Director said: “The

Open House event is an opportunity for poten tial home movers to see the widest selection of properties within one weekend, without having to make several appointments spanning over a number of days. “Previous open house weekends have seen

sales agreed on thousands of properties before the end of the weekend - which is an excellent result for both the seller and the buyer.” There’s a growing demand and urgency from buyers for a quick purchase - especially from those keen to avoid the VAT increase from 17.5

percent to 20%, which comes into force on the January 4th, 2011. The biggest impact of this in crease will come to those looking to fully furnish their new home and undertake home improve ments, as white goods and general DIY costs will all creep up. To coincide with the event. Countrywide

Mortgage Services consultants located in Bridg fords offices will have access to a number of ex clusive mortgages. To find out more about what mortgage options are available to you, please contact your local mortgage consultant on 01625 441558 or pop into your local Bridgfords branch. Mark adds: “It is not too late to add your home

to the list of properties taking part in the event.” Those looking to view properties will need to

contact their local Bridgfords agents and they will be supplied with a unique password which will enable them access to the property. To submit your proper^ to take part in the

event, or to register your interest as a buyer to view properties contact your local Bridgfords of fice. To exclusively view the full list of properties taking part in the Open House Weekend visit www.propertywide.co.uk
