Greenbelt land area is on the increase in UK


YEARS of negativity towards house builders have led to serious misconcep­ tions amongst the general public regard-


■ ing housebuilding activity, a survey has revealed. The new research revealed that over


89% of people substantially overesti­ mated how much of the UK has been developed with only 19% correctly guessing just 11%. When asked how much undeveloped


land would be used if developers were to build all the homes needed over the next fifty years, only 13% of respondents guessed correctly at 1%. Over time, these negative attitudes


towards house builders have led to the belief ,that England is being concreted over at an alarming rate, causing a mas­ sive decrease in greenbelt land. In fact,

the greenbelt covers 1.68 million hectares of England - 13% of the total land area - and it is increasing every year. • An astonishing 19,000 hectares of land have been added to the Green Belt since 1997 with another 12,000 hectares in current plans, while most greenbelt development actually takes place on pre­ viously used, or brownfield, land. Brownfield boom time


HOMEBUILDING on previously developed land has hit a new record high of 72 per cent, according to


' new figures from the Office of the Deputy Prime Minister.


: The proportion of new homes built on brownfield sites has reached an all-time record level of 72 per cent - up from 56 per cent in 1997, and up a furtlier two per cent on the previ­ ous count. Meanwhile, the average density of new homes remains at 40dph (dwellings per hectare), up from 2odph in 1997. Whilst living in more closely packed communities might not be every­ body's cup of tea the Government is keen to see the average DPH increase as it means available land is being used more efficiently.


Welcoming the news, Minister for Planning and Housing Yvette Cooper said: “We are building more new homes on brownfield sites than ever before. “For decades, this country has built too few homes, with the result that too many people on moderate incomes are being priced out of the housing market. “Today’s statistics show it is possi­ ble reverse that trend and build more homes in the right places whilst protecting the environment and providing jobs and public serv­ ices at the same time. We are com­ mitted to making the best use of previously developed land and these latest figures show we are doing exactly that."
