many of those who inherit a property choose to rent it out, rather than sell, as prices continue to rise. Although renting is


always an option worth con­ sidering, the maintenance and upkeep costs involved, troublesome tenants and the impact on you if you are unable to find tenants cer­ tainly needs serious consid­ eration. The cons may out weigh the pros. The National Association


of Estate Agents has recent­ ly called for the introduction of a fairer system, by sug­ gesting th a t stamp duty should be graduated, if not completely abolished. A decade ago, only a third of properties were subject to


stamp duty; now it is 95%. Unless there is a buoyant


supply of first-time buyers, the housing market could suffer long into the future and with fears of interest rate hikes, many young peo­ ple desperately trying to save for a deposit and asso­ ciated fees could disappear from the marketplace for some time. The £60,000 starter home


attracts a Government tax of at least £600. In many localities, including the Rib­ ble Valley, that means that the average first-time buyer can be paying stamp duty of £1,500 or so to the treasury - and that is before all the other bills drop through the letterbox.
