Simonstone Road, Sabden.
Price: £495,000
A HOME with fabulous views over Pendle Hill and the Sabden Valley is this week's property of the week. With spacious internal
accommodation offering masses of room, Treetops, Simonstone Road, Sabden, is situated in such an excep tional location that the buyers might feel it uneces- sary ever to go on holiday again. The property is split level
and lies in landscaped mature gardens totalling some 0.8 acres on the out skirts of the village. Internally, Treetops com
prises a spacious entrance hallway, a superb lounge with double glazed wrap around windows enjoying distant views of Sabden vil lage and the surrounding

young couple who are about to make their second move. No sooner had they walked into the Clitheroe estate agency than a potential buyer offered to take their home off their hands. The terraced house in question has doubled in price since the couple bought it and, now valued at well over £100,000, is obviously outside the grasp of many first-time buyers. The story throughout the
Ribblo Valley is much the same. Prices have spiralled

and many young couples have been forced to look out side in a bid to take their first step into the property mar ket - or consider renting. If the situation continues,
then it will not be too long before some parts of the Val ley are devoid of young fami lies, with a subsequent knock-on effect on schools and facilities. On the rare occasions that
"affordable" housing schemes have been developed, it seems that it has taken no time at all for the "affordable" houses to provide an excellent return for those in them and, once again, rise out of the grasp of most of those they were built for.
The situation is much the
same in other parts of the country. So much so in some areas that first-time buyers are leaving the housing mar ket. Now the National Asso ciation of Estate Agents has called on the Government and lenders to take positive action to restore confidence among young buyers. The August Housing Mar
ket Survey from the NAEA showed that the percentage of sales accounted for by first time buyers had sunk again to a record low (13%), despite two months of appar ent recovery following the previous record low (14%) in the May survey. FTB’s accounted for 16% in Janu ary and over 17% in the July survey.
