Supply of buyers seems insatiable
r $ m
IT is now clear that the housing market within the Ribble Valley is cur rently experiencing one of the most buoyant peri ods of sutained activity
PROPERTY m ew s
by Russell Anderton, of anderton bosonnet, Chartered Surveyors and Estate Agents
in the past 10 years. I myself cannot remem
ber a busier s ta r t to any year in the last 10, with sig nificantly more instructions then previously. Perhaps more important,
however, is the seemingly insatiable supply of buyers - demanding buyers, and not just in one or other par ticular area of the market. An analysis of our own
buyers are looking in the £40,000 to £300,000 range, there is a growing number of clients able to secure a property past this level without the need to sell. This can go right up to sums in excess of half a mil
lion pounds. So, if you are considering
practice's register reveals a very healthy requirement for typical first-time buyer properties right through to the ever popular "three bed semi" and onwards to the wide range of detached homes currently available. ^ While the majority of
selling property of any type, a t any value, it is quite clear that there has never been a better time in the last decade to achieve its keenest price and in a pretty quick time scale. It would be interesting to
know if our buyer profile is the same as those of other practices. About half the sales are to people already living in the Ribble Valley,
but for quite a time we hav e noticed a growing number of buyers, about a fifth, coming from other I'.ast Lancashire towns. But the rest of the country provides a significant proportion, close to one third. One thing is for sure.
Once here, few people move
away.Agents must concent rate-
on keeping buyers informed of new instructions by let ter, e-mail, website market ing or even a direct tele phone call - that is l he w ay to open the market up and ensure they get the best deal for their seller clients with the best buyers, the best price and the best timescale.
