CONVERTING YOUR PROPERTY TO A BED AND BREAKFAST
It is entirely possible that you may not need any planning permission if you are simply going to give over a couple of existing rooms to B&B guests and still live in the property as your main residence. However, if you plan to convert the whole premises into something more substantial, or you’re extending and adding buildings within your grounds, planning consent and certainly business legislation must be explored to cover this change of use. You’ll also need to think about TV and music licences, fire, smoking and gas regulations, as well as food safety and general professional insurances. Parking is also a key element, not just for planning but probably the success of the project entirely. Do you have neighbours that may be impacted by the rise in traffic perhaps?

BUILDING A HOLIDAY LET
Converting a beautiful barn, adding a self-contained annexe, developing an apartment building or embarking on a complete purpose built holiday home or village will certainly need planning permission. Do your homework first. See if tourism is on your local authority’s economic agenda and then explore the location as you might any other building project; check accesses, covenants, neighbourhood plans and pitch how your tourism project will serve the community.
