elcome to the 2021 Self-Storage Almanac. Once again, this publication is a culmination of a com- bined effort between MiniCo Publishing, our
data partner Radius+, NKF Capital Markets, and NKF Val- uation & Advisory.
Now in its 29th year of production, the first edition of
the Self-Storage Almanac was published in order to pro- vide data and information that would help self-storage operators run their businesses more efficiently. More- over, the secondary goal of the Almanac was to show that self-storage was evolving into a growing real estate asset class of its own. Since that time, our goal has been to expand and improve the scope of the data and knowl- edge presented to the industry year after year.
Therefore, while the Almanac is
a benchmark—an industry staple for owners, operators, investors,
developers, and appraisers—it should be utilized in conjunction with other industry tools ...
Whether you are an industry veteran or new to the
self-storage sector, it is imperative to understand that this is a localized business. Demand, saturation, and market feasibility can greatly vary from one location to another, even if they are only separated in distance by a few miles. Therefore, while the Almanac is a benchmark—an indus- try staple for owners, operators, investors, developers, and appraisers—it should be utilized in conjunction with other industry tools, including the use of independent industry experts who are familiar with the specific mar- ket area you are studying.
We would like to thank Radius+ for their expertise and enhanced data for the 2021 Self-Storage Almanac. We believe that the data presented herein is the most ac- curate available for the self-storage industry.
