Section 9 • Site Information The length of rental by urbanization or community type can
be found in Table 9.2 on page 85. Interestingly, the majority of renters tend to stay for one to two years across all community types. The highest concentration of these renters (28 percent) is in rural communities, followed by 27.8 percent in suburban areas, and 24.3 percent in urban areas. Similarly, the smallest percentage across all community types tends to stay for less than three months. Rural customers have the smallest percent- age (10.6), followed by urban communities (11.9 percent); the highest percentage is in the suburbs (14).
While most customers tend to rent only one unit to store
their goods, oftentimes they will rent more than one unit. As seen in Chart 9.2 on page 85, according to the SSA 2019 Self Stor- age Demand Study approximately 75.5 percent of the customers surveyed rented one unit. Twenty-five percent rented two or more units. Among those who tend to rent more than one unit are business customers or those who are storing en- tire households, such as someone storing items for a family member after a death or transition to assist- ed living.

Knowing what unit size customers in your market area
need can help in planning a facility’s unit mix. As seen in Table 9.3, the majority of tenants rent 10-by-10 units. The next most popular unit size is 5-by-10, followed by the 5-by-5 units at 15.6 percent. From there the unit choice de- scends to 10-by-15s (14.8 percent). While 12.5 percent rent units that are 10-by-20, 12.7 percent rent units that are 10- by-30 or larger.

In the early days of self-storage, renters had few choices other than unit size. Facilities were typically long rows of drive-up outdoor units. Today, many facilities are multi- story with indoor units that can be climate controlled or in- door facilities with interior units that have drive-up access.
As seen in Chart 9.3, on a national basis, slightly more
than 55 percent of the renters surveyed store their goods in exterior units with drive-up parking. Conversely, only 12.4 percent rent an exterior unit that does not have drive-up access. Approximately 15.1 percent rent an inte- rior unit with drive-up access. And 17.4 percent rent indoor units with elevator access.

can be seen in Table 9.4. Looking at exterior units with drive-up parking, we can see that the highest concentration is in the Midwest at 67.5 percent. The Northeast sees 54.7 percent of its renters using this type of unit, followed by 53 percent in the South and 50 percent in the West.
