comprised of adults ages 25 to 29. Further, according to data collected from 2014 to 2018 and published in the Census Report, 88.8 percent of households had computers and 80.4 percent of all U.S. households had broadband internet access during that time frame. Independent market data collected by showed that there are 299 million active smartphones being used in the U.S. as of 2019, which represents more than 91 percent of the population in the United States. Additionally, COVID-19 accelerated the use of mobile app technology among con- sumers in the United States, with some mobile app-based ordering and delivery apps growing in number of downloads by more than 200 percent (see Table 6.1). Table 6.2 shows the most popular categories of mobile apps in the U.S. according to a 2019 survey of 20,000 panel- ists aged 18 and older.

III. Self-Storage And Smart Entry And Mobile App Technology

While millennials are certainly one heavy user segment of mobile apps and smart technology in the United States, the wave of people transacting by phone shows across all age groups. By making it easier for self-storage customers of all ages to interact with their facility via their mobile devices, storage operators are attracting more renters and seeing more brand loyalty than those without those options. By enabling tenants to rent, pay their bill, and access a facility via brand- ed mobile app, owners increase the likelihood that you’ll see these customers come back the next time they have storage needs. Why would a tenant choose another facility when they know how quick and easy it is to store at your facility? Going mobile can make your customer experience stand out from the competition and, at the end of the day, that’s what matters.

Leveraging smartphone apps goes beyond meeting customers where they are and making rentals and payments more convenient. One of the most exciting advances in smart security over the past few years is using smart devices to authenticate access, monitor activity, and allow the opening of entries and unlocking of doors from a mo- bile device. This technology was proven in the hospitality space when Hilton rolled out digital keys across its entire portfolio in 2015. Marriott soon followed, and now customers of both hotel giants can reserve

a room online or via mobile app, check in, receive their digital key, view their room number, open their door, access the fitness center or other common ar- eas, and even check out all from a phone. This allows hotel guests to avoid lengthy check-in/check-out
