Section 5 • Site Information The majority of suburban storage tenants (52 percent) also


reported renting exterior units with drive-up access. A little more than 40 percent of suburban customers rented interior storage units, with 21 percent of all suburban tenants leasing an interior unit with drive-up access and 21 percent renting a space with elevator access only. The remaining 6 percent of suburban renters chose an exterior space with no drive-up parking.


One site option that should always be considered is the presence of climate- controlled units.


Nearly half of urban tenants indicated they rented an exterior


self-storage unit with drive-up access. An additional 25 percent said they leased an interior space with elevator access only—the largest proportion of the category. Approximately 19 percent rented an interior unit with drive-up access and 7 percent chose an exterior unit with no drive-up parking available. Looking at the data by region (Chart 5.9) reveals some distinct patterns in the Midwest. This region posted the largest

proportion of customers in the nation renting exterior spaces with direct access, with approximately 75 percent of customers leasing an exterior space with drive-up parking. The Midwest also posted the lowest numbers in the U.S. for all other unit types: 13 percent rented an interior unit with drive-up access, 9 percent rented an interior unit with elevator access and only 4 percent leased an exterior space with no drive-up parking. The Northeast had the lowest percentage of customers rent-


ing an exterior drive-up access storage space last year. Less than half of tenants leased this type of unit. The region had the fewest customers in the country leasing exterior spaces with no drive- up parking. Customers in the Northeast had the highest rate of tenants renting interior elevator access units in the nation. The South narrowly edged out the West for the nation’s


highest proportion of customers leasing an exterior self-storage unit with no drive-up access. In this region, approximately 8 per- cent of tenants rented this type of space in 2013. The majority of customers in the area (55 percent) chose to rent an exterior unit with drive-up parking. Customers in the West showed a similar pattern in the type

of units rented when compared to tenants in the Southern re- gion of the U.S. However, renters in the West were slightly more likely to lease an interior unit than were there Southern counterparts. In total, approximately 43 percent of Western tenants reported renting an interior space while 58 per- cent leased an exterior self-storage space. Although the motivation driving them to

rent a self-storage unit is very different, the types of units rented by business, student and military tenants are remarkably similar. Almost 60 percent of commercial customers indicated they rented an exterior storage unit with drive- up accessibility. Almost one-third of business tenants leased an interior space, split almost even between drive-up and elevator access. Only 8 percent of business customers indicated that they rented an exterior storage unit with no drive-up access. Nearly two-thirds of student renters leased


an exterior storage unit with drive-up park- ing. Looking at the remaining members of the group, about 14 percent chose an interior unit with drive-up access, 14 percent rented an in- terior space with elevator access only, and 6 percent reported leasing an exterior unit with no drive-up parking. Military tenants reported a slightly higher


usage of interior units than other types of cus- tomers as seen in Chart 5.12. While 65 percent of customers from this group rented an exte- rior unit, 34 percent said they leased an interior space to meet their self-storage needs. Breaking down the category further, 56 percent rented an exterior space with drive-up parking, 9 percent
