a 5-by-10 square foot unit in 2013, putting this size almost neck- in-neck with the category’s most popular 10-by-10 square foot space. In addition, urban renters led the nation in 5-by-10 square foot rentals as just 22 percent of suburban tenants and 17 per- cent of rural customers reported renting this unit size in 2013. Customers from high population density areas also topped the list for renters of spaces measuring 5-by-5 square feet or smaller. By contrast, rural tenants were the most likely population


size group to rent a large self-storage unit this year. Approxi- mately 19 percent of rural renters leased a 10-by-20 square foot storage space last year, compared with the 16 percent of sub- urban customers and 12 percent of urban tenants who rented the same unit size. Topping the largest size category, about one of every 10 rural customers leased a space measuring 10-by-30 square feet or larger in 2013.


In addition to providing the right unit mix


to satisfy local demand, self-storage operators also strive to offer an optimal layout.


Looking at unit size preferences by region in Chart 5.3, it is


clear that most self-storage customers are concentrated in the mid-size categories. It is interesting to note that the Northeast exhibited a slightly stronger propensity to rent smaller unit spaces than did customers hailing from other regions. Approxi- mately 16 percent of tenants from the Northeast rented a stor- age space measuring 5-by-5 square feet or smaller this year. Only 9 percent of customers from the Midwest, 9 percent of tenants from the West and 8 percent of renters from the South rented a unit from the smallest size category analyzed in 2013. In fact, renters from the Northeast reported renting a 5-by-5 square foot or smaller unit at a rate more than 1.5 times higher than the overall national average for all renters of this unit size range. Business renters exhibited strong size preferences as seen in


Chart 5.4. Following the national average, the largest proportion of business tenants (23 percent) rented a 10-by-10 unit accord- ing to the survey. However, this customer group was much more likely to lease a very large storage space than were self-storage tenants in general. At 20 percent, two of every 10 business cus- tomers rented a storage space measuring 10-by-30 square feet or larger, while nationally only 7 percent of all storage users chose to lease a space from the largest size category. Lagging just slightly behind, about 19 percent of com- mercial customers indicated they rented a 10-by- 20 square foot storage unit. Student tenants overwhelmingly tend to rent

smaller self-storage units. Almost half of all stu- dent customers reported choosing a unit mea- suring 5-by-10 square feet or smaller to meet their self-storage needs. Bucking the national trend, the 10-by-10 square foot category ranked third for students. Military renters also showed a preference for unit sizes other than the 10-by-10. In fact, the
