Unit Security In recent years, a layered approach has increasingly extended all the way through to security at the unit level. Enhanced unit-level security, past tradi- tional roll-up doors and padlocks, is an exciting prospect that improves a site’s marketability and protects against one of the most common threats on a site: other renters or individuals able to bypass exterior security.
Smart Locks The variety of smart locks has grown over recent years to include outside- the-door overlocks, integrated internal locks, hasp replacements, and Blue- tooth-enabled padlocks. In addition to added security, smart locks can also act as an individual door monitoring solu- tion. If a tenant has not entered their gate code or used their mobile app to access the property, and the lock is tampered with, an alert is immediately sent to management. Alternately, if a
delinquent tenant can make it onto the property and outside of their unit, the smart lock will not disengage to allow for access until the tenant has paid any due balances. Operationally, these locks can save facilities hours by eliminating the need to conduct time-consuming lock checks. Site managers can quickly check the status of all of their locks from the office and close any locks left open.
Door Alarms Door alarms are another element of door security that can strengthen your individ- ual unit security and serve as an effective marketing tool. These alarms can be inte- grated with your access control software, so you can receive alerts in the office, or be paired with sirens/lights/etc. to scare off intruders and alert anyone in the area. These wired and wireless door alarms have been the most widely adopted form of enhanced unit-level security, even becom- ing table stakes for facilities in some areas like Vancouver, British Columbia.
Other Monitoring Solutions As more facilities look to better protect their tenants’ individual property and differentiate themselves from the compe- tition, they will likely continue to see new and innovative offerings. Some include:
• Motion Detectors: Motion detectors come in various options, but they can be configured to notify an operator or trigger sirens and alarms in the event of unauthorized movement. This layer means that even if a prospective thief can access the unit, an operator can respond appropriately.
• Video Monitoring: Though not a new piece of technology, building out a facility’s surveillance coverage to include views of every unit on the property (including above a unit for high-ceiling retail conversions) ensures that operators can have eyes on every unit door even when they’re not physi- cally present.
