THE CHANGING WORKPLACE
The world of work has changed – possibly forever. The coronavirus crisis has seen businesses across all sectors forced to change the way they operate and has put remote working firmly in the spotlight.
More people may be operating from home but Rizwan Seth believes that the office still has its part to play.
He is managing director of serviced office space operator W_rkspace. It owns The Watermark and the Old Docks House in Preston and last November it acquired Derby House on Winckley Square in the city.
Rizwan says the impact of coronavirus has seen a small number of businesses take the decision not to renew contracts and to continue homeworking instead.
But he adds: “We have found that other companies want more space because they are looking at social distancing for their employees. There are people who are very keen to get back into the office.”
When it comes to rents, Rizwan says: “We have not had too many people asking for reductions.”
And looking at the wider office market moving forward, he says: “I think we will see more flexibility when it comes to leases.
“The days of five or seven years have gone, businesses may be looking for a year and then they’ll take a look.”
Rizwan also believes some businesses will be looking for alternatives to expensive office bases in the larger city centres.
He says: “Businesses that have may look to a serviced office as a base where they can conduct meetings and somewhere their people can go into once or twice a week.”
