BE SMART? “Smart buildings are not relevant to me,” proclaimed a hospital facility manager struggling with ageing infrastructure and an enormous backlog of maintenance.


That is a surprisingly common perspective. Often the vision of a ‘smart building’ feels a long way off for executives that are managing old facilities and degrading building systems. But can every building be smart or at least smarter?


Verdantix research finds that every building can benefit from some technology – but it needs to be applied very thoughtfully. Facility managers must consider building ownership, lease length, corporate risk appetite and hurdle rates. Maintenance mobile apps enable engineers to access asset data while out in the field and continuously log data on work completed. That reduces the use of paper forms and duplicate data entry. Lease management software from vendors such as Accruent, ARCHIBUS, Planon, Spacewell and Trimble is also enabling firms to digitalize paper leases and automate key lease management process.

According to Linda Lundgren, tableware in rich reds, corals and burgundy will enhance a product’s sweetness whereas midnight blue and aqua colours remove some of the saltiness from a dish. When teamed with gold, mustard and orange- coloured products, the tartness of food items is enhanced.
