sustainability leader in the UK-listed real estate sector, they turned to long-term partner NG Bailey and their data-driven maintenance approach for support.


Using 2014 as a baseline, Landsec’s energy-reduction targets include a reduction in carbon intensity (kgCO2 m2

NG Bailey is working in partnership with Landsec to provide energy management and building maintenance for 31 buildings in London. In 2017, as part of a five-year contract renewal, NG Bailey developed a new data-driven maintenance regime which moved away from the industry standard of SFG 20. This new business-focused maintenance (BFM) approach takes into account the age of the building, systems and asset monitoring, as well as occupiers’ needs.


Each building receives its own bespoke maintenance plan, supported by the remote monitoring of building control and energy systems via NG Bailey’s Technical Operations Centre (TOC). The TOC, based out of NG Bailey’s office in London’s Angel, allows maintenance tasks to be dynamically scheduled, faults to be identified faster and predictive maintenance tasks undertaken.

Ian Burr, Head of Property Management at Landsec, said: “Having worked with NG Bailey since 2012, they have become a trusted partner from an M&E and energy management perspective, and they have built a day-to-day service delivery model which meets both our immediate and longer term building management needs.


Ian continued: “NG Bailey’s business-focused maintenance proposition really stood out because they wanted to move away from standard maintenance regimes. Their dynamic approach offered us something new and matched our overall objectives. On the strength of the BFM model, and their approach to energy reduction investment, we awarded a five-year term from the outset.”


The move to BFM followed a 12-month ‘proof of concept’ pilot to reduce energy consumption within six of Landsec’s highest energy-using properties in the capital. Working in partnership with Landsec under the pilot, NG Bailey achieved a 9% reduction in energy consumption across the six sites. This was equivalent to 7.2m kWh and a saving of more than 2,100 tonnes of CO2

The success of the scheme was based on the companies working in partnership to collate and analyse key energy, control, asset and environmental building data in order to identify and deliver the energy savings.


Chris Coath, Head of Energy at NG Bailey, said: “There is no shortage of building data available. The key is being able to access, analyse and act upon the data. Once we proved we could deliver energy savings we wanted to develop a new strategy to use this data to inform all of our day to day maintenance tasks.


“The approach and processes in the pilot ensured all the relevant data could be analysed remotely, and then acted upon quickly by the on-site teams of maintenance engineers to maximise the energy-saving benefits,” Chris concluded.
