RURAL PROPERTY DEMAND IN 2020


Market sentiment for land and rural property in the Eastern region remains very positive, with enquiry levels having increased after the lockdown period. The COVID-19 pandemic has accelerated many people’s plans and caused purchasers to think about their future. Since England has been unlocked, London and city-centric buyers are more focussed on acquiring rural property and are pursuing with more enthusiasm. With cheap borrowing still available to some buyers and the newly announced SDLT changes, the market looks set to perform well in the medium term. We have also seen a dramatic increase in the leisure market, not only from buyers, but also existing operators looking to cash in on an uplifted market. Holiday cottage complexes, lodge parks, campsites and caravan parks have seen a dramatic

increase in demand as people are looking to move out of urban areas to the countryside for a change in lifestyle.


During the summer, the farmland market has also continued to do well – good quality farms and land are selling well with good levels of interest. There is the suggestion of an increase in values, with some best-in-class properties achieving prices in excess of those we would have expected this time last year. So far this year, as a firm, we have sold or put under offer nearly £80m worth of farms, and we have over £100m worth on the market currently.
