Established over 20 years ago, our dedicated Lettings and Property Management department deal with a diverse range of managed and unmanaged tenancies across the Island, from modern purpose-built apartments to large family homes and substantial manor houses and their grounds.


We pride ourselves in offering Landlords a comprehensive, effective and efficient service from the start of the Lettings process through to the end of a successful tenancy. We offer various service levels depending on the amount of input an individual landlord wishes to have once a tenancy has started.

We deal with many individual property landlords along with Charitable Trusts, commercial and agricultural landlords. We tailor our services to best suit each landlord’s needs. We offer three basic service levels; Fully Managed, Part Managed and Tenant Finding Only and an easy to understand fee structure for each level. Unlike some Agents we:


Do not add a surcharge to supplier invoices before passing them to a landlord for payment,


Do not charge renewal fees to landlords and we


Do not charge for any hidden extras. So, what do we do?


We DO offer a straightforward and transparent set of fees that represent good value for money for a high standard of service.


All service levels include marketing and conducting viewings, applicant selection, issuing of statutory documents ahead of starting an application, full comprehensive referencing and the preparation of all tenancy agreements, deposit paperwork and deposit registration.


Our fully managed service also includes the preparation of a full inventory and schedule of condition, check in appointment and the reporting of all meter readings to the various utility companies.


The legal requirements for Tenant and Landlord are changing at a rapid pace, with further new regulations coming into effect this Summer, however you can rest assured that Spence Willard keep a close eye on all changes to ensure Landlords are always compliant. With our Fully Managed package we keep Landlords informed of pending changes and advise them on what appropriate actions we are taking, giving you the peace of mind that your obligations are always being met.
