REGENERATING THE EAST MIDLANDS
A town that has a lot of good things going on
By Nigel Brown, Managing Director at Pera Business Park
Melton Mowbray is world-famous for its pork pies and stilton cheese – as well as locally brewed ales, wines and sloe gin. This is usually the first thing people associate with the town – which is why we’re known as the ‘Rural Capital of Food’. Recognised brands include
Samworth Brothers and Mars UK – but food is only part of the story. There are lots more non-food related companies working out of this vibrant and thriving market town. Pera Business Park is home to
more than 80 companies – employing around 350 people – which makes us one of Melton’s biggest employers. It’s the diverse mix of local, national and global businesses that gives the business
park its vibrancy and energy. Tenants include a global manufacturer of herbal teas and sweets, award-winning organic skincare brand, shoe consultant, architect, clinical psychologist, osteopath, logistics provider and food research company. Interestingly, we’re one of
Leicestershire’s best kept secrets and so, for the past eight months, our focus has been on raising the profile and visibility of the business park. And it’s clear that what we’re doing is working. Our high-quality infrastructure and support facilities are creating a positive image with potential new tenants – so, inward investors – portraying the business park as an attractive proposition

and Melton a location of choice. It’s not just local companies which are influenced to move their businesses – companies have relocated to Pera from Market Harborough, Nottingham, Leicester, Grantham and Burton-upon-Trent. It’s this cluster of businesses which

call Pera Business Park their home, along with other employers in the town, that contribute to the town’s economic growth. They do this by providing employment and training. They’re also building partnerships, trading and sharing opportunities with local companies and attracting new visitors to the area. We’re opening up the business park and being more engaging and inclusive with our different stakeholders. We’re investing in the business park as well to safeguard the site, as it’s a genuine asset to the town. Towards the end of 2017, we
carried out some research with our tenants, asking them why they chose a business park HQ for their company. These are some of the reasons given:
BUSINESS PARK BENEFITS • You’re surrounded by like- minded driven professionals with a ready-made business community around you.
• The space is affordable – especially for start-ups and small businesses that wouldn’t normally be able to afford all the services provided outside of a business park.
• You have access to the latest technology and equipment.
• There’s a choice of small and large office space and industrial space – with the facility to grow once you’re on site.

• 24/7 access – and security to keep your staff and property safe.
• There’s a range of facilities – café, gym, free parking, meeting, training and conference rooms and outdoor relaxation areas.
What we have at Pera Business
Park is a very credible offering. Businesses are getting all the benefits of a fully-serviced site, at a lower cost than all the bigger cities – and within walking distance of the town’s local amenities and public transport. We’re providing a home for start-ups, growing and established businesses by offering very flexible terms and supporting them as they grow. In the past two years, we’ve seen
a significant increase in the number of businesses moving in, taking us to over 80 companies. The consistent stream of enquiries we get for office space and our meeting and event space is channelling our growth. By the end of this year, we’re confident we’ll have 100 tenants on site. We’re continuing to invest in the business park so that it becomes an attractive location of choice, not only in Melton but the East Midlands. Phil Denton, a Director at Which
Way Financial Solutions and a tenant at the Business Park, is in agreement. He told me: “Being on a business park is good for my business. It’s an impressive space to meet with clients and there’s a whole host of facilities included. “Having so many companies
working out of the business park helps to preserve the site. You have to question what would happen to these businesses and the town if this facility wasn’t here.”
