Page 8 Habitation Licences Registration Tax


Currently the submission (registration receipt) of having applied for an Habitation Licence (not the licence itself), is required to sign for a property sale at any Notary within Alicante. The document, also called Habitation Licence or Habitation Cedule, is achieved by submitting a dossier with the compilation of the title deeds, water and electricity bills, annual town hall tax, and NIE, one or more certificates by an architect and sometimes complete plans of the property. Requirements and the amount of Registration Tax necessary for the certificate vary greatly between the different municipalities.


Here is a list of the most common town hall registration taxes in the area:


- Rojales: 50€, plus the planning department now asks for updated floor plans of the property - Orihuela: From 102€ - 111€ (depending on build size) - San Miguel de Salinas: 100€ - Daya Nueva: 50€ - Torrevieja: 17.50€ - San Isidro: 50€ - San Fulgencio: 50€ - Formentera del Segura: 60€ - Jacarilla: 30€. - Bigastro: 25€


Registration Tax is paid to the town hall before having the licence issued. Note that Registration Taxes are not applicable to IVA.
