A Contemporary Home on the River Dart B

uilding a house on the Riiver Dart estuary is a privilege for a domestic architect. The house at Ravensbury Drive in Warfleet is a case in point, featuring a project that not only moved through several planning and construction stages, but also featured two clients and two architects before it was ready to build. The owner of the completed contemporary home obtained the property with planning consent and worked first with the original design architect before later working with me on the final detailed design and its realisation.

From the outset, full-height glazed windows and internal full-height doors were prioritised in order to afford the house a feeling of spaciousness on a small footprint. During the day it is a bright light-flooded home, whilst at night it becomes softly animated by a variety of hidden light sources and lamps, as well as intelligent choice of window treatments. A bespoke, modern kitchen is set at the heart of the main reception space beneath a double height skylight. The use of oak for the floors, doors and high quality internal joinery calms the inside spaces and altogether combines to reflect the substantial quality that’s been invested. The result is a light, warm modern home with spectacular and commanding river views back over the harbour in one

direction and up towards Dartmouth Castle in the other. The builder had to handle a demanding location for a building site – restricted access, narrow and steep with no room for spreading out activities, all on the edge of a riverside cliff edge. Using the existing concrete platform of a former 1950s house, the new timber-frame building is a ‘grand design’ worthy of 21st century requirements. It uses high-performance double glazing with high levels of both cavity wall insulation and air-tightness ensuring that the energy used in running the house is maximised. This high-specification construction is combined with a heat recovery ventilation system and underfloor heating throughout, giving the house a high ‘C’ energy rating on its Energy Performance Certificate. Wherever possible, products and services were local and from the UK. Full details of the sub-contractors and suppliers may be obtained from Hayman Construction on 01752 893363.
