Serving Up Retail Buildings


David Jupp, Business Development Manager at Elliott, discusses why modern methods of construction are suited to the demands of a retail environment.


“Innovation within off‐site construction means that it is now possible to offer clients greater flexibility in the design of buildings than ever before. The off‐site sector has been able to do this by introducing modern hybrid systems that offer all the advantages of conventional builds but with the speed and quality of modern methods of construction. This is important in the retail sector as clients are obviously aware of the fact that a shorter schedule means that they can be open for business sooner. It is also the greater flexibility of design offered by latest off‐site systems that has been one of the reasons for the growth in popularity with retail clients.


Double Decker benefits


Latest technical developments mean that off‐site buildings now offer the same design flexibility as conventional builds. By choosing an off‐site approach, there is the advantage that modules can be supplied fully serviced – and with watertight exterior cladding – ready to be craned into position. We have just secured a two year framework agreement with McDonalds UK, partly because of these benefits, to design and build both single storey and new two storey restaurants, to their bespoke design. The buildings are designed with a lightweight structure, micro concrete floors and, with over 90% of the building completed off‐site, it enables the McDonald’s Restaurants to be open for business 4 weeks after delivery to site. One of the key benefits of the off‐site system specified by McDonald’s UK is that the buildings are produced under strict factory controlled conditions, which enables them to meet the company’s exacting quality standards and ensure that quality is consistent across all new restaurants.


70% of the large panellised cladding elements and mansard roof systems are constructed entirely off‐site and shipped to site as a flat pack. These are then erected into position on site using mobile elevating work platforms.


The volumetric units, in addition to providing the structural integrity of the building, have all of the services incorporated, such as Mechanical and Electrical installations, ready for simple on site connection. Together with a factory fitted kitchen, dining area furniture and crew room, it makes for more efficient construction, as well as a tidier and safer site. Our off‐site solution significantly reduces the environmental impact of the restaurant buildings too, whilst improving whole life performance, which aligns with McDonald’s ongoing commitment to build in a more sustainable way.


It is the nature of our highly engineered volumetric units that allow us to meet the demanding requirements posed on these types of large and progressive contracts. We have already completed our first McDonald’s restaurant, with many more to follow in the next few months.
