If the customer were to look at the cost of a regular service and maintenance contract and and compare it to the increased likelihood of faults alongside energy savings, a maintenance contract should certainly prove the most economically s ound option.
Filters
An important maintenance task that will ensure t he efficiency of any air conditioning system is t o replace or clean the filters. Clogged and dirty fi lters block normal airflow and reduce efficiency significantly.
In addition, with normal airflow obstructed, air that bypasses the filter may carry dirt directly into the evaporator coil and impair the coil’s heat absorbing capacity. Replacing a dirty or c logged filter with a clean one could lower an air conditioning system’s energy consumption by up to 15%.
Coils
Although a clean filter will prevent the evaporator c oil from becoming dirty quickly, it is inevitable that the evaporator coil will collect dirt over a
p eriod of time. This dirt reduces airflow, insulates t he coil and reduces its ability to absorb the heat. T o avoid this problem, it is important to check t he evaporator coil at every service and clean it as necessary with recommended coil cleaning chemicals and tools.
Outdoor condenser coils can also become very d irty if the outdoor environment is dusty or, for e xample, if there is foliage nearby, and because t he condenser coil can be easily seen, so can any d irt collecting on its fins.
Customers can minimise this by cleaning the area around the condensing unit, removing any debris or leaves and trimming back foliage to then allow for adequate airflow around the c ondenser.
C olds and flu are common at certain times of the year and easily passed around from person to person in public areas.
Air conditioning systems circulate air in a
room and therefore circulate any germs, bacteria a nd viruses that are already present in the air. C rucially, they can also harbour them as well; the coils are perfect breeding grounds for bacteria and mould.
It is important to use recommended chemical cleaners with an anti-bacterial additive in them
t o clean coils and help reduce the spread of such viruses as colds and flu.
The aluminium fins on the evaporator and c ondenser coils are easily bent and can block a irflow through a coil. By using a fin comb these fins can be shaped back into almost their original condition, which can preserve the efficiency of the air conditioning system.
Blocked drains can prevent a unit from reducing humidity and removing condensation, which c ould result in excess moisture with nowhere s ensible to go. It might well then leak to stain o r damage ceilings, walls and floors. There are cleaning chemicals and tools available to remove and prevent condensate blockages.
The condensate pump should be serviced at the same time to reduce the chance of the pump f ailing which, if installed properly, will shut down the system. If it has not been installed properly, w ater damage to the area could result.
Regular servicing and maintenance will not only generate ongoing income for the engineer, but also save t he customer money in the long run.
